Don Schultz

Don is an accountant, entrepreneur, and investor with more than 25 years of experience advising individuals and businesses on tax and consulting strategies, with a focus on real estate. He was introduced to Outlook Management Group in 2012 and has been an investor in both real estate and private equity ever since, also serving as an outside consultant providing tax and strategic advisory support.
Joseph McGuire, CPM®, RPA®
Joseph McGuire, CPM®, RPA®Senior Property Manager
Joseph brings over 25 years of commercial real estate management experience. His approach centers on fully understanding each client’s expectations and delivering exceptional management for every asset. An active member of local and national real estate boards and committees focused on trends in the commercial sector, Joseph says, “I love waking up knowing that each asset has unique goals that require practical and unique solutions.”
Oscar Hernandez
Oscar HernandezSenior Property Manager
Oscar brings nearly 20 years of experience in commercial and residential property management, overseeing retail, industrial, office, mixed-use, condominium, and multi-family assets throughout the Midwest. His approach focuses on building strong relationships, improving operational performance, and delivering responsive service that supports both ownership objectives and tenant satisfaction. He enjoys solving complex property challenges, streamlining operations, and helping properties achieve long-term stability and growth. Oscar says, “Each transaction we do lays the foundation for what we expect down the road. I always try to create clear paths that support the best interests of management, ownership, and the community.”

Steve is a licensed Illinois Real Estate Broker and Commercial Property Manager with over 15 years of experience in commercial property management and brokerage across the Chicago metropolitan area. He manages a diverse commercial portfolio with a proven track record of driving NOI through disciplined budgeting, capital project execution, and proactive tenant relations. On the brokerage side, he has negotiated leases and managed marketing for asset portfolios totaling more than 4 million square feet, working with national tenants including T-Mobile, Ross, Planet Fitness, and Starbucks. His hands-on approach, financial acumen, and deep knowledge of commercial operations make him a trusted resource for owners and tenants alike.
Debbie Eckel, ARM®
Debbie Eckel, ARM®Property Manager
Debbie’s daily goal is delivering excellent customer service with top-notch attention to detail. Working in property management since 2012, she earned her Accredited Residential Manager (ARM®) designation in 2018. She is also an active member of Milwaukee’s Institute of Real Estate Management (IREM®) chapter and the Community Associations Institute (CAI) Wisconsin Chapter.
Tracy Bergmann
Tracy BergmannProperty Manager
A Muskego native, Tracy brings more than 20 years of experience in property and asset management. Since beginning her career in residential property management in 2005, she has worked across tax credit housing, commercial properties, college housing, self-storage, and condominium association management. Whatever the property type, her focus stays the same: protecting the asset, improving operations, driving revenue, and using key performance indicators to measure success. Tracy is known for her direct communication style and her commitment to helping boards and owners make informed decisions that support the long-term success of their properties.

She sees much of her role as ensuring others understand important details when they need her expertise. “I’m here to assist our clients and my colleagues — I will always go the extra mile to get the job done,” she says.
Tammy Murack
Tammy MurackAccounting Manager
With more than 30 years in accounting, Tammy earned her associate degree, then her Bachelor of Arts in accounting, and went on to earn her Wisconsin Real Estate broker’s license. “I love the most demanding accounting challenges: resolving accounting issues, booking complex transactions, and meeting strict reporting deadlines,” she says.

Kevin is the newest member of our accounting team, bringing more than 10 years of property accounting experience across multi-family, residential, mixed-use, and commercial properties. “My goal is to deliver exceptional service to our clients that exceeds their expectations,” he says.
